..just recently the county adjusted the assessed value of my home (land and dwellings). the total value increased 12%, which if it were to match the appraised value my loan would be below 20% of my homes value, meaning i would then be free of the private mortgage insurance fee.
the PMI adds up to around $350 a year, even with paying an extra $100 to the principle each month it would take over three years for me to get below 20% of the current value, i have yet to contact any local appraisers to get the cost of an appraisal but i'm sure it would pay for itself as long as the numbers match.
the county mainly based their assessment off the sales of the neighboring homes
i have an option to argue their assessed value, i could use the appraised value to save on my property taxes if its lower than the assessed value.
right now i see getting an appraisal as a win-win investment for me, but i'm not a Realtor, appraiser or assessor |
